The jobs that pile up on every property
Nothing here needs a licensed trade — just someone reliable with the right tools already in the van. If your list has more than one of these on it, send the whole thing and we'll work through it in one visit.
Doors, locks & hinges
Sticking doors eased and re-hung, worn hinges replaced, locks and latches adjusted so they catch properly again.
Blinds & curtain tracks
Jammed mechanisms freed, snapped cords replaced, tracks re-hung so blinds and curtains run smoothly again.
Flyscreens
Torn mesh re-screened, bent frames straightened or replaced — worth doing before the warmer months, not during them.
Touch-up painting
Scuffed walls, chipped skirtings and marked doorframes touched up and colour-matched where we can.
Flat-pack assembly
Furniture built and levelled properly, including wall-anchoring anything that should be anchored for safety.
Tap washers & minor plumbing
Dripping taps re-washered, simple fixture swaps — the small plumbing jobs that don't need a licensed plumber.
What we don't do — and who we'll point you to instead
Anything a licensed electrician, plumber or gas fitter is legally required for — rewiring, work behind a switchboard, gas appliances, or plumbing beyond a tap washer or a simple fixture swap — isn't something we'll attempt or quote for. We'll say so upfront rather than take it on, and can usually point you to a licensed local trade rather than leave you to find one yourself.

Or a whole list, if there's more than one job.
A fixed quote first
Confirmed before we book, or on-site before we start if it needs a proper look.
Job done, same visit
Most maintenance lists are cleared in one visit by the same handyman.
Bigger jobs referred out
Anything needing a licensed trade, we'll say so and point you the right way.
Why coastal properties need more of this, not less
Salt air corrodes hinges, locks and external fittings noticeably faster than the same hardware inland — a door that catches a little today is often a door that won't lock properly within a year if it's left. Regular small fixes are cheaper than the one big fix that follows years of them being ignored.
Coastal humidity also swells timber doors and window frames through summer, which is exactly when they get stuck or stop closing properly — a seasonal adjustment most inland properties never need.
If your property is also a holiday let, this is the same handyman behind the maintenance response add-on on our turnover cleaning — anything under 30 minutes fixed on the spot during a changeover, anything bigger quoted as its own visit.
Property maintenance prices in Kiama
Call-outs start from $95, covering the visit and the first job. It's a fixed call-out fee rather than an hourly rate, confirmed before we start.
What changes the price:
- How many jobs are on the list for one visit
- Materials — replacement parts, paint or hardware, billed at cost
- Whether the job needs a return visit for a part we don't carry
Property maintenance across Kiama & the South Coast
We're based in Kiama and on the road to these suburbs every day, which is what makes a fast, fixed-price call-out actually work.

Call-outs start from $95, which covers the visit and the first job — a stuck door, a dripping tap, a flyscreen repair. Additional jobs done on the same visit are quoted individually, typically $25 to $60 depending on the task, and confirmed before we start any of them.
The small jobs that pile up: sticking doors, worn hinges, tap washers, blind and curtain track repairs, flyscreen replacement, touch-up painting, flat-pack furniture assembly, picture and shelf hanging, caulking and sealant touch-ups, and general odd jobs from a list. If it's not on this list, ask — most small residential and commercial maintenance falls somewhere close to it.
Anything requiring a licensed electrician, plumber or gas fitter by law — rewiring, gas appliance work, anything behind a switchboard, or major plumbing beyond a tap washer or a simple fixture swap. We'll say so upfront and can usually recommend a licensed local trade rather than leave you to find one.
Yes. Send a photo and a description of the job and we'll quote it before booking a visit wherever possible. For jobs that are hard to scope from a photo, we'll confirm the price on-site before doing any work you haven't approved.
Yes. Our maintenance work is done by our own employed handyman, not a subcontractor pulled in for the job — the same person who already knows your property if you're also a regular cleaning client.
Yes, and it's usually the most efficient way to use a call-out. Send a list of everything that needs doing and we'll work through it in one visit, quoting the jobs together rather than charging a fresh call-out for each one.
Yes — this is the same handyman behind the maintenance response add-on on our holiday home cleaning service, fixing anything under 30 minutes on the spot during a turnover, with anything bigger quoted as a separate maintenance visit.
Most maintenance requests are booked within a week. For something urgent — a door that won't lock, a safety issue — call rather than using the online form, and we'll fit it in sooner where we can.
No. A quote from a description or photo is free, and there's no obligation to book. On-site quotes for jobs that need a proper look are also free.
Tell us what needs doing. We'll come back within one business day.
A photo helps, but isn't essential — describe the job and we'll quote it.
